Preparing your home for sale
As we prepare for the busy spring market, we thought it would be prudent to send a message to our clients and our blog readers about the importance of preparing a home for sale before it is listed on the market. It is a well known fact that buyers feel more comfortable buying a well cared for home. It is imperative for sellers to maintain their home and give it a polished, clean and cared for appearance as soon as they make the decision to sell. It is also important for sellers to set a budget for the work they will do in preparation of the sale. Let’s begin by talking about the exterior of your home. Curb appeal is extremely important. It is the first thing that buyers notice and also their first impression. Make sure your front lawn looks clean, rake up any dead leaves from trees, plant fresh, colourfull flowers, make your windows sparkle and power-wash walkways. If your front door looks tired, maybe give it a quick coat of paint to freshen it up. Let’s talk about the interior; You will need to go from room to room and clean up any clutter. Buyers don’t want to see too much personalization, so this means you may have to remove some photographs from walls and dressers. Keep counter-tops clean and clutter free, this helps make your home look bigger and brighter. You may want to invest in some new bed sheets and decorative pillows in the bedrooms. (you can take them along with you to your next move!!!) this helps give buyers a fresh and nice impression of your home. If your lifestyle is very busy you may want to hire a cleaning service to come once a week to give your home some extra sparkle during the time your home is on the market, or if you don’t have time to do the interior preparations of your home, there are excellent home staging companies on the North Shore that will be happy to assist you. Sometimes colour schemes, door handles and light fixtures become worn out or out dated, if it’s in your budget, perhaps you may want to have them changed. Preparing Your Home for Sale

Once you have decided to sell your personal residence, you must try to imagine that it is no longer yours. Try to ignore all the emotions you have for your home and get ready to accept that your place will become another family or individuals dwelling. Your job, once you’ve decided to sell, is to make your home appealing and attractive to potential buyers. Your ultimate goal is to make another family or person imagines themselves living happily ever after. It is wise to contact a Realtor®, designer or home stager to help you with this process. They are experts at helping you de-personalize a home and make it desirable to potential buyers. You should make sure to have any repair work done before your home goes on the market for sale. Replace any electric bulbs, paint if necessary, have your carpets cleaned and make sure your windows are sparkling. Curb appeal is very important during this process. Make sure your garden looks lush, have your lawn maintained, remove weeds and plant fresh, healthy looking flowers and plants. Do a check to make sure your decks and walkways look clean and inviting, you may consider power washing to remove any unsightly stains and dirt. Have your roof checked by a professional if it is more than 10 years old, you might need to have some minor repair work done, it is wise to ensure that your roof is in good shape before you sell your home since buyers often perceive this as a major expense, sometimes sellers want to consider having an inspection done on their property before listing it for sale, this is particularly wise if you have lived in your home for many years, surprises on the eve of subject removal are never very much fun. Last but not least, try to remove as many personal photographs as possible while you are removing clutter from your shelving and furniture. Potential buyers need to visualize themselves in the home and packing away photographs will make your move so much easier later.
Choosing the “right” community to live in

When you decide that it is time to purchase a new home choosing the right community and neighbourhood to live in is the first decision you should make. It is important to consider your life situation and your needs when making this decision. You need to consider what makes a community desirable to you and your family. Decide what you will you base your decision on, the schools, the crime rates, property values, parks and recreation facilities, or its proximity to amenities ? Is privacy important to you, or would you prefer a busier area ? Ask yourself and your family questions. Also consider the value you place on your commute to work, school or recreation?
Sometimes the excitement of buying a home can leave a buyer overwhelmed especially if you are a new home buyer or if you are new to an area. If you are a newcomber, I suggest that you and your family physically visit the parks, community centres, restaurants, schools and the police stations in the neighbourhoods that you like. Ask questions, talk to people and make an informed decision. Once you have chosen your community or neighbourhood you will be surprised at how much easier it will be to find the right home.
